Both Roeka and Kalou are set in East Dean, in privately held West Sussex countryside near the Goodwood Estate. You're within a short drive of Chichester, the South Downs National Park, and the Goodwood Motor Circuit.
Exact location details, access instructions, and parking information are sent after booking. The sites are intentionally private. We don't publish them in advance.
Both cabins are well-placed for Goodwood events: the Festival of Speed, Goodwood Revival, Members Meeting, and Glorious Goodwood horse racing are all within a short drive. It's a genuinely good base for event weekends, and the contrast between the noise and atmosphere of the circuit and the total quiet of the cabin is something people tend to appreciate.

Off-grid means the cabins run on their own power, water, and waste systems rather than mains connections. In practice, you won't notice much difference day-to-day: there's electricity, hot water, and all the comforts you'd expect.
What it does mean is a smaller environmental footprint, a quieter setting away from utility infrastructure, and a slightly more intentional relationship with resource use. We'll tell you anything specific you need to know for your stay.
Yes, both Roeka and Kalou are dog-friendly. There's plenty of space around the cabins, and the wider West Sussex countryside is excellent walking territory. The South Downs Way, woodland tracks, and farm paths are all close by.
We ask that dogs are kept under control on the land, not left unattended in the cabin, and that you bring their bedding and clean up after them.
Both Roeka and Kalou are designed for two guests. They're intentionally intimate: the scale of each space, the single sleeping area, and the private surroundings are all designed with couples or two people travelling together in mind.
Each cabin comes ready: bedding, towels, basics for the fire pit, and a welcome note with everything you need to know about the space and surroundings. Details of what's provided are listed on each cabin's booking page.
We're not a hotel. There's no daily service or room drops, but the space is well prepared for your arrival and we're available if anything comes up.
We also offer add-ons for a fee, including welcome hampers and champagne on arrival. Ask us when you book.
West Sussex is generally considered English countryside at its best. From the cabins you're close to the South Downs National Park, Chichester City (Cathedral, restaurants, Pallant House Gallery), farm shops, village pubs, and the coast at West Wittering and Bosham.
For events: the Goodwood Estate hosts the Festival of Speed (motorsport and culture), Goodwood Revival (historic motor racing), Glorious Goodwood (horse racing), and the Members Meeting across the year. Arundel Castle and the Weald and Downland Living Museum are also close.

Minimum stay details are shown on the booking calendar for each cabin. These may vary by season, and minimum stays during peak periods like Goodwood events may be longer than off-peak.
Cancellation terms are shown at the point of booking. We'd encourage you to book with confidence. If something genuine comes up, get in touch directly and we'll do what we can.
Check-in from 3pm. Check-out by 11am. Access details and everything you need to get in are sent in advance. There's no one to meet you; the cabin is yours to arrive into at your own pace.
Yes, both cabins make a great base for Goodwood events given their proximity to the estate. Festival of Speed, Goodwood Revival, Glorious Goodwood horse racing, and Members Meeting weekends tend to book out early, so we'd recommend checking availability as soon as event dates are announced.

We design and build modular cabins, bespoke garden studios, off-grid residences, sea container conversions (Corva series), and larger compound builds for hospitality or commercial use.
Our five modular models (M-01 through A-01) are starting points. Most clients adapt them, and some commission something entirely bespoke. We're comfortable with both.
Our modular builds start from approximately £20,000. Typical pricing runs at £1,200–£1,600 per m² depending on specification and finish. The M-01 compact cabin starts from £55,380 including VAT and all facilities.
Bespoke projects, large formats, and Corva container conversions are quoted individually. The conversation starts with what you want to achieve, not a price list.

Step 1: Conversation. We start with a call or exchange. Tell us about your site, your vision, what you want to achieve. No formal brief required.
Step 2: Design. We develop a design response: interior layout, materials, glazing, services. You'll see a clear cost at this stage.
Step 3: Planning. We advise on, and where needed manage, the planning process. Many builds qualify for permitted development.
Step 4: Build & delivery. Construction happens largely off-site. The finished structure is delivered and installed, often in a single day.
Timelines vary by project complexity and whether planning permission is required. A modular build without planning: typically 3–5 months from commission to delivery. A project requiring full planning consent: add 8–12 weeks for the planning process. We give accurate timelines at the design stage.
Yes, we've built for holiday let operators and private landowners wanting to generate income from their land. Depending on scale and planning classification, you may be able to operate a build as a short-term rental. We advise on what's achievable for your specific site.

Many garden buildings qualify for permitted development rights, which means you can build without making a formal planning application. Conditions apply: the structure must sit within the curtilage of a dwelling, not exceed certain height and footprint limits, and not be for residential use.
If your site is in a National Park, an Area of Outstanding Natural Beauty, or on listed land, additional restrictions may apply. We'll tell you exactly where you stand from the first conversation.
Holiday lets on agricultural or rural land typically require a change of use application or full planning consent. The specifics depend on your local planning authority, the size of the structure, and how it will be operated.

The South Downs National Park has its own planning authority and generally applies stricter design standards than surrounding areas. That doesn't mean building is impossible. It means the design needs to respond thoughtfully to the landscape.

A sea container conversion takes a standard ISO shipping container (the same steel boxes used to transport goods across the world) and transforms it into a designed living or working space.
The Corva is our permanent model series in this format. We don't treat the container as a constraint. We design the interior as a considered space first, then build it within the shell.
Not necessarily. A well-designed, properly insulated and finished container conversion costs a comparable amount to a quality modular build of similar size. The appeal isn't primarily cost; it's the character of the structure, the circularity of reusing existing steel, and the logistical simplicity of delivery and installation.
The Corva is converted off-site and delivered to your location by flatbed truck. Installation is typically a single day: the unit arrives finished and is craned or lowered into position. You need suitable access for a flatbed and crane, though most rural sites accommodate this without difficulty.
Yes. Standard 20ft and 40ft containers can be stacked vertically, placed side by side, or arranged in an L or compound configuration. The structural properties of containers make this straightforward. Multi-container builds are quoted individually.
